find & replace protocol

I'm trying to do a find & replace on keywords:

find: Portland, Ladd's Addition

replace: Portland, Hosford-Abernathy, Ladd's Addition, Ladds Addition

But it returns nothing. Is it not possible to do a multi-keyword replacement, or if it is possible, how do I need to separate the keywords?
